Zuari Gangothri Tribhuja is developed by the Gangothri Group, with Zuari Infraworld India Ltd as development manager. Those are two different companies doing two different jobs, and almost every other page on the open web collapses them into one.
This page separates them. The first half is the developer - the group that owns the land, holds every approval and will sign the sale deed. The second half is the development manager - a listed group's subsidiary that is engaged to run the project and, in its own published words, stays outside land, approvals and funding. If you read nothing else here, read the table in the second half.
The Gangothri Group
The Gangothri Group is a Hyderabad house whose real-estate vertical was established in 2006. Real estate is the group's third business, not its first, and the group publishes the sequence itself.

The group is headquartered in Jubilee Hills, Hyderabad. It describes its own record as a "nearly two-decade journey", which is consistent with the 2006 founding.
Leadership
Sri K. Madhuram Reddy, Managing Partner. He is named in both signed orders from the state environmental authority on this project and is quoted by name and title in the company's own announcement of 3 March 2025.
That is the only named executive. The developer's website publishes no other, and this page will not invent an organisation chart around him.

Two of them are corroborated on a government register rather than on the developer's own site. Prithvi Towers appears on the TG-RERA project registry as P02400009392, filed at Neknampur village, Manikonda Municipality, Gandipet mandal, Ranga Reddy. Nakshatra Pristine appears as P02400000992, also Ranga Reddy. Gangothri's own homepage publishes the Prithvi Towers number and all three Tribhuja numbers, and the registry and the developer agree exactly. On a corridor where developers routinely publish registration numbers that do not resolve, that is worth checking and worth reporting.
Delivered scale, and what may honestly be said about it
The developer publishes around 900 HMDA-approved plots across its layouts and about 600 apartments in gated communities. Both figures are the developer's own and have not been independently audited; they are recorded here as its claims.
Several figures that circulate for this group are not recorded here, and it is worth saying why:
- There is no "X million square feet delivered" figure for Gangothri anywhere. Any such number attached to this developer would be fabricated.
- No homebuyer count is published by the developer either. Figures of that kind appearing on property-news pages are not carried here.
- The group holds no award, rating or certification. Its own site lists none. That is a finding rather than an omission, and manufacturing one would be the easiest lie on this page to tell.
The regulatory record
TG-RERA's Revoked Projects and Agents list and its Defaulters list were read in full on 31 August 2026. No Gangothri entity appears on either. No RERA order, appellate order, court judgment or consumer-forum award naming any Gangothri entity could be evidenced.
Treat that as a clean record on the registers a Telangana buyer can search. It is not the same thing as a completed audit, and it is not claimed as one.

The Gangothri Group is new to high-rise at this scale. That is not an accusation; it is arithmetic on the developer's own project list against the signed clearance amendment.
It is also the precise gap that a development-management mandate exists to close, and it is the honest reason the Zuari name sits on the lockup. A buyer who understands the structure is better informed than one who assumes the listed group is building the towers, and better informed than one who discovers the developer's inexperience from a portal and panics about it. The right response is neither reassurance nor alarm: it is to ask who the main contractor and the structural consultant are, because neither is published anywhere, and on a first high-rise those two answers matter more than any brand on the hoarding.
Which entity actually signs the sale deed
This is the part of the page a buyer should take to the sales office.
The entity of record on the filings is M/s Gangothri Developers, a partnership firm, care of a Managing Partner. The signed environmental clearance amendment of 17 March 2026 is addressed to "Gangothri Tribhuja Towers by M/s. Gangothri Developers".
The entity on the website and on the price-list lockup is Gangothri Infra Edge Pvt Ltd, which the company itself describes as "(Formerly Gangothri Developers)", and to which the 2006 founding is attributed on the group page.
The company presents these as one business, renamed. The filings have not followed the rename: the clearance amendment granted in March 2026 is still addressed to the partnership. A search for the private limited company in the company-data mirrors available returned no MCA record, while other Gangothri-named companies did appear, and the Ministry's own master-data endpoint could not be reached.
Three readings are possible and the public record does not distinguish between them: a genuine conversion of the firm into the company with the clearance not yet transferred; a newly incorporated company taking over the brand while the firm survives as the licence holder of record; or marketing shorthand, with the firm remaining the operating entity. This site asserts none of them, and it does not claim any impropriety. It records that two names are in use and that the public record does not reconcile them.
And the answer is one search away. The registered promoter named on each of the three TG-RERA certificates settles which legal person owes you an apartment. That name is on the certificate itself, which sits behind the authority's search form and has not been retrieved here. Search rerait.telangana.gov.in for the project, read the promoter name on the certificate for your phase, and check it matches the name on your agreement for sale, on your receipts, on the RERA-designated bank account and on your sale deed. If the names differ, ask why in writing before any money moves.

Zuari Infraworld India Ltd, the development manager
Zuari Infraworld India Ltd is not the developer of Zuari Gangothri Tribhuja. It does not own the land, it does not hold the approvals, it does not fund the project and it will not sign your sale deed. It is engaged as development manager, and it says so itself.
Its Development Services page describes the mandate as "strategic, asset-light Development Management" in which the company remains "outside the purview of land acquisition, project approvals and funding, allowing our partners to retain ownership while benefiting from our strong execution capabilities." Tribhuja is listed on that company's site under Development Services rather than Own Project Development, and its project page carries the taxonomy tag managed-services.

The practical consequence is short. Your contractual counterparty is a Gangothri entity. If a delay, a specification change or a refund becomes a dispute, the promoter named on the RERA certificate is who the Act gives you a remedy against - not the company whose name comes first in the project's title.
The proof this is structural, not a wording quibble
This is not a semantic distinction, and the Karnataka RERA register demonstrates it.
Where Zuari owns, Zuari registers. Zuari Garden City's plots, Brindavan Serenity and Kaveri Apartments are all registered in Karnataka to Zuari Infraworld India Limited itself.
Where Zuari manages, someone else registers. Zuari Park View is registered to Swiss Cottage Infraworld. Zuari KinetiX is registered to SSK Infinity Ventures LLP.
The Zuari name on a project does not imply that Zuari is the promoter. Tribhuja is the second kind, and every government document on it - the terms of reference, the original clearance, the clearance amendment, the pollution board consent and all three RERA registrations - names a Gangothri entity.

Zuari Infraworld does not appear on TG-RERA's revoked or defaulters lists either.
How the mandate became public
On 3 March 2025, Zuari Industries disclosed the mandate by regulatory filing; PTI carried it and a joint release followed. The operative language was consistent across both: the project is "being executed by Gangothri Group, with Zuari Infraworld serving as a development manager." The developer and the development manager described the arrangement correctly on day one. The error in circulation is downstream of them, not from them.
That same release stated ₹1,500 crore and more, 9.4 acres, nine towers, 1,730 units, 3 and 4 BHK, about 3.8 million sq ft saleable and about 5.3 million sq ft of development. The environmental clearance amendment of 17 March 2026 has since superseded most of those figures - the filed position is 10.42 acres, ₹1,458 crore, 3.70 million sq ft saleable and 5.06 million sq ft of development. Pages still quoting the 2025 numbers are quoting a press release that a signed order overtook.
The architect credit
Zuari Infraworld credits LAVA, the Laboratory for Visionary Architecture, with the project's tower placement. LAVA is a real and well-documented international practice, German-Australian with its head office in Germany. However, LAVA's own project index lists no project in India and none named Tribhuja. The credit is therefore recorded here as the development manager's claim rather than as an established fact, and the "Australian architect" descriptor in circulation is imprecise about where the practice is based.
What to take from this page
